Our approach to every project includes the development and execution of a plan for implementing rigorous financial controls and accounting procedures, maintaining the property at the highest level, and effectively addressing the needs of the project’s tenants and customers. Accounting
Our full-service in-house accounting team includes multiple CPAs and several senior and associate accountants. We also have the resources to bring on additional staff to meet the needs of specific projects when appropriate. Our accountants are trained in the use of leading industry software systems, including MRI, Yardi, and J.D. Edwards, and we are also able to accommodate other systems to meet the specific needs of owners and asset managers.
Operations and Building Systems
The Endeavor engineering team has extensive knowledge of the mechanical systems and building components found in retail, commercial, and multifamily projects. Our experience includes some of the region’s tallest high-rise structures, as well as complex mixed-use projects and older buildings with aging systems. As active developers ourselves, we stay abreast of the latest building technologies and understand all of these systems and construction methods from the inside out.
Tenant Relations and Retention
We take a hands-on approach to tenant relations. In addition to regular face-to-face contact, this typically includes tenant/customer surveys and close coordination with the project leasing team. For larger properties, we also have experience with the development of unique, branded amenities that create an outstanding experience for tenants.
Cost Control
Our team has created and executed energy-saving strategies that have yielded remarkable savings for building owners and tenants, while also improving the property’s sustainability. We also look for savings in the area of vendor contracts, and have experience with achieving cost reduction by performing vendor consolidation for multi-property portfolios.
