Construction Begins on Student Living Community in Fayetteville

Endeavor launches its first project in Arkansas across from the U of A

AUSTIN, TX (March 9, 2026) – Endeavor Real Estate Group has begun construction on a new student living community named Juniper, located across from the University of Arkansas in Fayetteville.

The development signifies the firm’s first project in the State of Arkansas, and its first designed to serve University of Arkansas (U of A) students. It also signifies Endeavor’s growing presence in the student housing sector.

Located at 77 S. Duncan Ave., Juniper is located on a 4-acre site located steps away from the U of A main campus and renowned Sam Walton College of Business as well as multiple engineering buildings and science facilities. It’s also within walking distance of Dickson Street, the student entertainment district, as well as the popular Fayetteville Downtown Square and Razorback Stadium.

The 294-unit student housing community will feature 1,009 beds, helping to bring much-needed student housing within walking distance of campus. Since 2019, the U of A statistics report enrollment growth of approximately 5% per year, reaching 34,175 students in 2025. That translates to an increase of 22% in the past five years. While the U of A requires all freshman to live on campus, its current capacity is only able to serve 18% of the total student population.

“The University of Arkansas has done a tremendous job establishing itself as one of the fastest-growing flagship universities in the nation, offering high-quality and high-value educational opportunities,” notes Jake Newman, principal of Endeavor’s student living unit, which was established in 2024. “Endeavor sees an opportunity to serve the community by delivering an elevated living experience in a walkable location that will include rental rates and living accommodations designed to appeal to a wide range of Razorback students.”

The design theme for Juniper is Ozark Zen, a nod to the Natural State and mountain range in the northern part of the state. The theme is translated into action with simple earth tones, wood accents and other design features that evoke tranquility and one’s well-being. There’s also a heavy emphasis on encouraging academic success, with a variety of study areas for students.

Community amenities include: hospitality-themed gathering spaces, rooftop pool and sky lounge, sauna and cold plunge, cabanas and grilling areas, jumbotron television, state-of-the art fitness center, yoga and Pilates studios, spin room, golf simulator, secured garage parking, bicycle storage, private courtyards and 3,000 square feet of ground-floor retail space.

Resident unit features include: elevated finishes and furniture, electronic entry locks, energy-efficient stainless-steel appliances, full-size washing machines and dryers, walk-in showers, roller window shades and wood-style flooring throughout.

Site work on Juniper just began, with vertical construction anticipated to start in mid-2026. The community is anticipated to open in the summer of 2028, in time to welcome students for the fall semester. The community marks Endeavor’s third student living development. It previously developed The Lyndon near Texas State University in San Marcos, Texas, and has commenced vertical construction on Morado on Berry on the southern edge of Texas Christian University in Fort Worth, Texas.
