Work begins on $115 million student housing project in Fayetteville

Construction is underway on a seven-story, 294-unit student housing development near the University of Arkansas. The city of Fayetteville issued Wednesday (March 4) a construction permit for the project valued at $115.41 million.

Juniper will include 1,009 beds and is being developed by Austin, Texas-based commercial real estate firm Endeavor Real Estate Group. It’s the company’s first project in Arkansas. Juniper is expected to open in summer 2028 in time for fall classes.

The 4-acre development at 77 S. Duncan Ave. is southeast of the Sam M. Walton College of Business and adjacent to Harmon Field, the football stadium of Fayetteville High School. According to the city, the 649,751-square-foot student housing project consists of a five-story residential building wrapped around a seven-story parking garage.

“The University of Arkansas has done a tremendous job establishing itself as one of the fastest-growing flagship universities in the nation, offering high-quality and high-value educational opportunities,” said Jake Newman, principal of Endeavor’s student living unit, which was established in 2024. “Endeavor sees an opportunity to serve the community by delivering an elevated living experience in a walkable location that will include rental rates and living accommodations designed to appeal to a wide range of Razorback students.”

According to a news release, the design theme for Juniper is “Ozark Zen, a nod to the Natural State and mountain range in the northern part of the state.” The design includes “simple earth tones, wood accents and other design features that evoke tranquility and one’s well-being.” The design also includes a variety of study areas.

Amenities include gathering spaces, rooftop pool, sky lounge, sauna, cold plunge, cabanas, grilling areas, jumbotron, fitness center, yoga and Pilates studios, spin room, golf simulator, parking garage, bicycle storage, private courtyards, and 3,000 square feet of retail space on the ground floor.

Along with Endeavor as the developer, following are other project team members. Investor/partners include Endeavor Opportunity Partners III and Houston-based Marble Capital. Capital adviser is Chicago-based JLL. General contractor is Jacksonville Beach, Fla.-based FaverGray. Architect is Fayetteville-based modus studio. Civil engineer is Ecological Design Group, with offices in Little Rock, Rogers and Wynne.

Beverly Hills, Calif.-based real estate investment company Kennedy Wilson provided a four-year loan of $106.33 million.

An Endeavor affiliate purchased the property in separate transactions between December 2024 and November 2025 for a combined $9.21 million. The sellers were John Adam; Rose Lynch, and Kathleen Teague, co-trustees of the Lynch Family Trust; Travis Smith and Rachel Smith; Charles Dickenson and Wynn Dickenson, co-managers of DFP LLC; Edward Mick and Elizabeth Mick; and Kevin Smith, executive director of nonprofit International Student Christian Association of Northwest Arkansas.

Juniper is Endeavor’s third student housing development. It previously developed The Lyndon near Texas State University in San Marcos, Texas, and is building the Morado on Berry on the southern edge of Texas Christian University in Fort Worth, Texas. Since its founding in 1999, Endeavor has acquired or developed more than $5.6 billion in real estate assets across multiple markets.
