Real Estate Roundup: Capital Factory renews lease; Cheryl Ogle pads portfolio

Here is a roundup of breaking real estate deals and announcements in the Austin area that weren’t included in other Austin Business Journal real estate coverage.

• Veteran Austin real estate investor Cheryl Ogle purchased Park Forest, a three-building, 88,273-square-foot office property at 4201 W. Parmer Lane. Michael Murphy of Aquila Commercial represented the unidentified seller. Jeff Henley of The Kucera Cos. represented the buyer. The property sits on an 11-acre wooded site. Tenants include Heilind Electronics, the University of Texas and Highland Homes.

• Capital Factory, the co-working space and incubator, renewed its lease for 56,703 square feet at Austin Centre, 701 Brazos St. Edvin Beasley with Stream Realty Partners represented the landlord, and Jay Lamy, Kristi Svec Simmons and Max McDonald of Aquila Commercial represented the tenant.

• The Friends Club leased 16,596 square feet at 8110 Springdale Road. Barret Espe and Robby Eaves of Retail Solutions represented the landlord, and Darren Siegel of Don Quick and Associates Inc. represented the tenant.

• SolarCity leased 16,910 square feet at 2301 Scarbrough Drive. Ace Schlameus with CBRE Group Inc. represented the tenant. This is a new Central Texas location for the company.

• Party City leased 14,987 square feet at Lakeline Village & Plaza, 11066 Pecan Park Blvd. in Cedar Park. Dave Burrgraff, David Simmonds and Drew Smith of Retail Solutions represented the landlord, and Buck Cody with Endeavor Real Estate Group represented the tenant.

• Petco Animal Supplies Stores Inc. leased 12,500 square feet at Crystal Falls Parkway and Glass Drive in Leander. Rodger Anderson with CBRE Group Inc. resented the tenant.

• Timeless Interiors leased 9,683 square feet at 1110 S. RR 620 in Lakeway. Patrick Ley and Haley Smith with ECR represented the landlord.

• Hedgecock Dental purchased a 9,647-square-foot office condo at Mesa Oaks, 5920 William Cannon Drive. Patrick Ley and Matt Levin with ECR represented the developer/seller, and Thomas Allen with the Practice Group represented the buyer. The 120,000-square-foot office park is now 94 percent leased or sold.

Buildfax leased 3,414 at the Heierman Building, 115 E. Fifth St. Jason Steinberg and Haley Smith represented the landlord, and Gaines Bagby with CBRE Group Inc. represented the tenant.

• Agile Velocity LLC leased 3,160 square feet at Westpark Office Complex, 8140 N. MoPac Expressway. Jay Austin and Kelly Woodruff with CBRE Group Inc. represented the tenant.

• America’s Best Optical leased 3,000 square feet at Lakeline Plaza at the northwest corner of U.S. Highway 183 and RR 620 in Cedar Park. Dave Burggraaf and Drew Smith of Retail Solutions represented the landlord, and Matt Lukas of HGA Holdings LLC represented the tenant.

• Brite Ideas leased 2,762 square feet at Northpoint Shopping Center, 2521 Rutland Drive. Rob Stern with Rob Stern Co. represented the landlord, and Max Appling with The Kucera Cos. represented the tenant.

• Lifeologie Austin, a clinical consulting firm, leased 2,040 square feet at 4201 Bee Cave Road. Jay Austin with CBRE Group Inc. represented the tenant. This is the company’s first Austin location. It has multiple sites in North Texas.

• Pathways Youth & Family Services leased 2,010 square feet at Countryside Place, 1420 Wells Branch Parkway. Barret Espe and Drew Smith of Retail Solutions represented the landlord, and Trevor Williams of Retail Solutions represented the tenant.

• Wingstop leased 2,000 square feet at Plaza 183, a retail center located at 13450 Research Blvd. Monica Moore with Moore Commercial represented the landlord, and Matt Epple and Brett Maze with The Weitzman Group represented the tenant.

• An unidentified investor purchased a 2,000-square-foot convenience store property that sits on 1.174 acres at 1545 Round Rock Ave. in Round Rock. Preston Wolfe of Retail Solutions represented the seller, and Trevor Dickens represented the buyer

• RISC Networks leased 1,670 square feet at Greystone I, 3415 Greystone Drive. Jeff Henley with The Kucera Cos. represented the landlord, and Matt Watson with Austin Office Space represented the tenant.

• LA Fitness leased 1,391 square feet at Turtle Creek Market, 1500 A.W. Grimes Blvd. in Round Rock, for a temporary sales office. Drew Smith and Jonathan Tjahja of Retail Solutions represented the landlord.

• Realty Texas leased 1,680 square feet at Sky Ridge Plaza, 2200 N. I-35 in Round Rock. Andrew Perkel and Drew Smith of Retail Solutions represented the landlord, and Brentley Brinegar of Brinegar Properties represented the tenant.

• Herbert J. Sims & Co. leased 966 square feet at 815 Brazos St. Patrick Ley and Rebecca Zigterman with ECR represented the landlord, and Jon Wheless with Aquila Commercial represented the tenant.

• The Joint Chiropractic leased 800 square feet at Greenlawn Crossing, 7737 Louis Henna Blvd in Round Rock. Dave Burggraaf of Retail Solutions represented the tenant, Casey Kopecky of Ironwood Real Estate represented the landlord.

• Berserk Games leased 775 square feet at 800 Brazos St. Jason Steinberg and Matt Levin with ECR represented the landlord, and Steve Gillispie with Texas Office Advisors represented the tenant.

• King Land & Water leased 630 square feet at 1613 W. Sixth St. Billy Bedillion and Lee Ellison with ECR represented the landlord.
