Endeavor Kicks Off Its 1st Arkansas Student Project
The Fayetteville community will have more than 1,000 beds.
Endeavor Real Estate Group has started work on its first project in Arkansas, the 1,009-bed Juniper in Fayetteville. The student housing community is slated for completion in the summer of 2028.
Partners on the 294-unit development comprise general contractor FaverGray, architecture firm Modus Studio and civil engineer Ecological Design Group. Investors also included Endeavor Opportunity Partners III and Marble Capital, with JLL acting as capital advisor.
Endeavor acquired the 4-acre site in separate transactions between 2024 and 2025 for a combined $9.2 million, according to Talk Business & Politics. The developer also took out a four-year, $106.3 million construction loan from Kennedy Wilson for this project.
Juniper is rising at 77 S. Duncan Ave., adjacent to Harmon Field and within walking distance of the University of Arkansas at Fayetteville campus and Dickson Street. The city center is about 1 mile away.
Shared amenities are to include a rooftop swimming pool and sky lounge, sauna and cold plunge, fitness center, spin room, golf simulator and jumbotron television. The community will have multiple gathering spaces, yoga and Pilates studios, cabanas and grilling areas, as well as private courtyards. The property will also have 3,000 square feet of retail space.
As of January, the University of Arkansas posted a 60.5 percent preleasing level, according to a recent Yardi Matrix student housing report. This figure marked a 2.5 percent year-over-year increase. In terms of rent per bed, the school market saw a 9.9 percent decrease compared to a year prior, as new beds are added to supply.
University of Arkansas’ growing capacity
Last year, the University of Arkansas ranked in the top five southern universities for student housing development as of September. The school had 2,075 beds under construction, representing 6.2 percent of its total student enrollment for the 2024-2025 academic year.
Subtext is currently working on another student housing project serving the institution. The company is developing VERVE Fayetteville, an 845-bed community that is slated to deliver in August 2027, ahead of the 2027-2028 academic year.
