Details on Plaza Saltillo development, new Domain tower emerge in state filings

Endeavor Real Estate Group and partner Tier REIT of Dallas appear poised to proceed with Domain 11, another office tower that will be built at 11910 Alterra Parkway at The Domain.

Earlier this week, I reported that Amazon and Facebook will be moving into the new Domain 8 nearby this spring.

Specific plans for Domain 11 don’t appear to have been filed yet with the city of Austin, but the Texas Department of Licensing and Regulation shows that the project was registered Jan. 25 with a potential construction start date in April. Domain 11’s construction value is $59 million, according to those records. The architect is Gensler.

Endeavor also recently registered three components of the Plaza Saltillo mixed-use project in East Austin. The development, which requires a re-zoning, was scheduled for a public hearing Thursday afternoon before the Austin City Council. Proposed changes to the original plan, which would increase heights substantially, have raised concerns among the East Cesar Chavez Neighborhood Planning Team.

In a letter to the City Council written Jan. 24, Jose Valera, chairman of the neighborhood group, said the proposed height maximum of 125 feet could set a precedent for other developers in the neighborhood and that “broader community input” is required. Valera also questioned the affordable housing program as proposed by the development team.

At any rate, documents filed at TDLR show Endeavor plans to build Plaza Saltillo Block 1 Commercial, a $35 million office tower with retail and parking garage at 901 E. Fifth St. The second component — “Plaza Saltillo Block 1 Residential” — is a 152- unit apartment community valued at $15 million at the same address. The third document outlines “Plaza Saltillo Block 3 Commercial,” which is a $7 million parking garage at 1109 E. Fifth St.

Based on the information filed at TDLR, the parking garage would be the first to break ground in April of this year. The office tower is projected to break ground in May and the residential would not be started until April 2018.

JHP Architecture in Dallas is handling the design of all three components.

Here’s a look at other projects that have recently been registered at the TDLR:

  • Sackman Enterprises, which is building the 70 Rainey luxury condo tower, is planning creative offices at 2010 S. Lamar Blvd., the former site of La Feria restaurant. The project includes two levels of underground parking with three stories of office and retail. Sixthriver Architects is handling the design of the $20 million project.
  • Four Points Building 3, 11120 Four Points Drive in far Northwest Austin. Brandywine Realty Trust is the developer of the proposed office tower and parking structure valued at $26,740,000. Construction could start in March.
  • Arrive Hotel is planned for 1813 E. Sixth St. The hotel will include two restaurants, a coffee shop and underground parking. The owner is 1809-1817 East 6th LLC. Baldridge Architects is handling the design. Projected to break ground in March, the development is valued at $17,369,297.
  • The new headquarters for Texas Mutual Insurance Co. at 2200 Aldrich St. in the Mueller master planned community should be underway in March with a completion in July 2018. The four-story office building and multiple level parking garage is valued at $50.6 million. Studio8 Architects is handling the design.
